Thinking of Selling- Here is how I can help

7 Steps include;

1)    Free Market Evaluation which involves a first short visit to view your home then a follow up with a detailed report on comparable sold properties and similar for sale properties. From that information it will be evident what the best price for your house is and then it is up to you at which price you would like to put the listing price at.

2)    At this point if you would like to proceed then the paperwork is filled out for both the Kawartha and the Toronto Real Estate Board.

3) Staging your home so that it is presented to the public in the best possible light. Pictures can be taken at this time if it is suitable.

4)    I will outline the best Marketing Plan for your property and listen to how you would like to proceed as far as ie; Agent MLS Tours, Signs, Open Houses, Web Site Info, instructions for showing etc.

5)    Negotiating in your best interest when dealing with other agents and offers.

6)    Our office sends all the paperwork to your lawyer making sure they have what they need to complete the sale

7)    Follow up on closing and after to make sure everything has gone smoothly.


Defects to look for when Buying a Home:

Roof: cracked, curly ir lifted shingles will show the age. Look for proper ventilation.

Windows; any moisture between the windows, moisture inside the windows, seals and caulking in good shape.

Exterior: no bulging or cracking in between bricks or under windows.

Foundation:Horizontal cracks could mean building is shifting, vertical cracks over 1/4" could be a sign of some leakage or movement.

Lot Grading: be sure the lot level is away from the foundation to prevent any water from accumulation near the foundation- all downspouts should be 10' away from the house

Interior: Wiring;electrical panel- breakers or fuses- with a 60 amp service most insurance companies will require you to upgrade to Min. 100. No knob and tube, in the 60's and 70's they used aluminum wiring which is a propblem with most insurance companies. 3 or 2 prong plugs

Plumbing:check under sinks for water stains-check water pressure

Insulation: Type of insulation, R factor for attic 40-50, exterior walls R 20, Basement R12. Vermiculte and UFFI should be disclosed to Buyer and could affect availability of insurance.

Basement: check for moisture and water stains in the corners and walls- any mold or black spots in corners or fruit cellar, heigth of furnace and water heater is it is raised might indicate water problems

Any water stains in the ceilings and in the lower level- all bathrooms should have exaust fans (should exhast outside and NOT in the attic)

Country Properties: special attention to the septic re: age, any documentation, when it was last cleaned out, and location

Water; drilled or dug well, any water treatment system, water quality and QUANTITY, and a good water test.
